The Seniors Housing Alliance – Simcoe County (SHA) is working to bring innovative, community-based alternatives to institutional long-term care to life. Our project models demonstrate how aging can be safe, dignified, and socially connected—right in the heart of our communities.
We’re building and promoting real-world housing and support solutions that are inclusive, scalable, and adaptable to a wide range of needs, budgets, and communities.
Support seniors to safely remain in their own homes by funding or guiding home retrofits.
Promote building accessory dwelling units (ADUs) or secondary suites on existing properties so older adults can downsize while staying close to family.
Enable rental income for homeowners and intergenerational living setups.
Benefit: Lower cost, faster implementation, uses existing housing stock.
Purpose-built or retrofitted homes where 4–6 seniors share a home but maintain private space (bedroom, bathroom, sitting area).
Common kitchen, living area, and laundry spaces encourage social interaction.
Designed to avoid regulations that apply to institutional facilities (e.g. 6 or under residents).
Benefit: Affordable, supportive living that prevents isolation and delays institutionalization.
"Pods" within condo or apartment buildings that group seniors in small, supportive social units.
Combines private suites with shared community rooms and kitchenettes.
Leverages existing or new developments in urban areas.
Benefit: High-density, walkable access to services; easy to replicate with developer partners.
Develop new mini-communities of small homes organized around shared spaces like gardens, walkways, or a central common house.
Includes universal design features and access to on-site support services or wellness staff.
Encourages intergenerational participation and shared caregiving.
Benefit: Full lifestyle communities for aging in place—with connection built into the design.
Seniors rent rooms in their homes to local post-secondary students, young adults or seniors.
Students, young adults or seniors provide income, companionship, and light help around the house.
Piloted in partnership with Georgian College.
Benefit: Utilizes surplus bedrooms, supports seniors financially and socially, helps address student, young adults and seniors housing needs.
Housing options integrated with access to daily support services like cleaning, and meal prep.
Enables seniors with moderate needs to delay or avoid institutional care.
Designed in collaboration with healthcare providers and service agencies.
Benefit: Blends housing with care in a flexible, lower-cost model than traditional LTC.
