CO-HOUSING: LIVING TOGETHER, AGING BETTER

WHAT IS CO-HOUSING?

Co-housing is a collaborative housing model where individuals or small groups live together in shared or purpose-built spaces, each with private living quarters but with access to communal areas such as kitchens, living rooms, and gardens. It’s about more than just sharing a home — co-housing builds community, reduces isolation, and creates environments that are supportive, safe, and socially connected.

WHY CHOOSE CO-HOUSING?

In Simcoe County and beyond, many seniors are looking for alternatives to institutional long-term care. Co-housing offers an appealing middle ground. Whether you're a senior seeking companionship and safety or a provider looking to invest in meaningful housing solutions, co-housing is:

  • Empowering: You retain independence while enjoying community.
  • Affordable: Shared costs reduce the financial burden of aging alone.
  • Supportive: Companionship, shared responsibilities, and safety are built in.
  • Sustainable: Makes better use of existing homes and underutilized housing stock.

“It just isn’t home.” — This is the most common sentiment from seniors in institutional care. Co-housing offers a better way forward.

Types of Co-housing We Promote

Intergenerational Living

Intergenerational Living

Intergenerational Living

Post-secondary students or younger individuals rent rooms in a senior’s home, offering both income and companionship. Initiatives like SpacesShared foster these connections, helping with chores, providing security, and reducing loneliness.

Renovated Shared Homes

Existing single-family homes can be thoughtfully redesigned to host multiple seniors with private suites and shared common areas, like kitchens and living rooms.

Purpose-built Co-housing Communities

Purpose-built Co-housing Communities

Purpose-built Co-housing Communities

Designed from the ground up, these developments offer:

  • Private suites for up to 6 seniors per unit
  • Shared facilities (kitchen, laundry, lounge)
  • Social design focused on aging well
  • Structures exempt from the Retirement Homes Act when kept under 7 residents

Pods Within Condos or Apartments

Small social pods of 4–6 units within larger buildings allow for privacy alongside shared living. These can be cost-effective solutions using underutilized condo space.

benefits and opportunities

Benefits for Seniors

  • Social Connection: Avoid the loneliness and isolation that often come with aging alone.
  • Safety and Health: Live in environments where others are nearby to help or respond in case of emergency.
  • Financial Relief: Reduce living costs through shared expenses.
  • Community: Choose who you live with, how you live, and build friendships that enrich your life.

Opportunities for Partners and Providers

SHA-SC is actively looking to collaborate with:

  • Non-profits and municipalities interested in developing community housing
  • Homeowners seeking to modify their homes for co-housing
  • Developers interested in building co-housing communities
  • Post-secondary institutions looking to partner on intergenerational housing

If you are a developer, policymaker, planner, or financial backer, now is the time to support and enable these community-centered alternatives. We can help you:

  • Understand regulatory guidelines (e.g., avoiding Retirement Homes Act thresholds)
  • Connect with seniors looking to co-house
  • Secure funding models or grants for retrofits or new builds

Get Involved

SHA-SC is launching pilot projects to demonstrate the viability and appeal of co-housing in Simcoe County. If you’re a senior, a homeowner, or a potential provider, we invite you to help shape these innovative housing models.
